Our Sectional Title and Home Owners Association department administers a vast quantity of units in the greater Gauteng region.

We are registered with the Estate Agency Affairs Board (EAAB), documentation to this effect, visible on our website, and members of the National Association of Managing Agents (NAMA).

We pride ourselves, employing dedicated Portfolio Manager with the required skills, utilising state of the art systems. 

Essential Homeowners Association Management Services

  • Distributing monthly Levy statements (email / hard copy)
  • Providing monthly management accounts and copies of invoices to Directors (e-mailed and or hard copies)
  • Preparation, Arrangement & Running of Annual General Meetings together with Directors
  • Maintenance of bank account on behalf of Homeowners Association (Trust Account + Savings Account/s)
  • Preparation of Annual Audits under supervision of a Chartered Accountant
  • Submission of Provisional and final Tax Returns via Auditor/Tax Practitioner
  • Attendance of four (4) Directors meetings per annum
  • Reminders via E-mail & Letter & SMS to owners regarding arrear levies.
  • Handing over of arrear levy accounts for legal action
  • Payment of service providers and maintenance contractors rendering service to the Homeowners Association
  • Assisting with Homeowners Association enquiries with Council regarding accounts & services
  • Arrangement of Insurance Cover for the common property and payment, as confirmed premiums
  • Monthly payment of HOA staff, issuing of payslips & payment of UIF and Workman's Compensation. (Excludes record keeping of leave)
  • Assist with Annual submission of Community Scheme Ombud Service (CSOS) Returns and payment of body corporate levy to CSOS.
  • Liaising with attorneys regarding Transfers, Clearance Certificates and Account reconciliation's and issuing of Clearance Advice to attorneys
  • Orderly safekeeping of relative Homeowners Association documentation and records
  • Assistance to the Directors in regards to the correspondence to owners relating to the upholding of the Conduct Rules and the writing of letters to owners
  • As members of the National Association of Managing Agents (NAMA) & the Estate Agent Affairs Board (EAAB - Fidelity Fund Insurance) to keep the Homeowners Association informed regarding related development and requirements in the Sectional Title/Homeowners Association industry.
  • Assist the Directors in obtaining quotes on common property maintenance matters
  • Building of sound working relationship with Directors as partners in managing the Homeowners Association complex.
